Project overview
The Village at Carnes Crossroads is a multifamily apartment community located within the larger Carnes Crossroads area in Goose Creek and Summerville, South Carolina. The pool design and overall amenity layout were established before the project came to me. The completed amenity included a large swimming pool, lounge areas, palm landscaping, fencing, shade elements, and a modern multifamily amenity environment. My contribution focused on permitting coordination, inspection scheduling (including deck bonding coordination), progress photo collection, finish documentation, and communication between the office, field teams, inspectors, contractors, and suppliers.
Challenges
Coordinating permitting, inspections, finish selections, progress documentation, and stakeholder communication throughout an active multifamily construction project, while maintaining clear records and ensuring all project details were tracked and communicated effectively. The inspection coordination on this project was especially important, including deck bonding coordination and communication with the inspection department.
Lessons learned
Consistent communication and organized documentation are essential to keeping multifamily aquatic projects on track. Collecting progress information, coordinating inspections — including deck bonding — and maintaining project records from preconstruction through closeout creates a clear path for project success and helps ensure nothing falls through the cracks.
